Tenant turnover rekeying

Rekeying between tenancies is the core of this work, and it is a duty rather than a courtesy — an incoming tenant is entitled to expect that the previous occupant, their partner, their friends and whoever else acquired a copy cannot open the door. Keys handed back tell you nothing about keys copied.

We rekey units between tenancies, work through several units in one visit when a building turns over together, and key each unit into whatever master structure you use so your access still works afterwards. Where a building runs on a restricted keyway, copies cannot be cut without your authorisation, which removes the guesswork entirely.

Evictions and lawful lockouts

We handle lock changes following an eviction, and we will be direct about the conditions. In Maryland, regaining possession runs through the District Court: after a judgment for possession the landlord files a Warrant of Restitution, and the eviction itself is carried out with a sheriff or constable present. Changing locks to remove a tenant outside that process is a self-help eviction, and Maryland law treats a tenant who has been locked out or deprived of essential services as having a claim against the landlord.

So we ask for the paperwork, and we attend on the day the warrant is executed rather than beforehand. Procedure varies by county — some jurisdictions have their own rules about the landlord's duties on eviction day, including who changes the locks and what happens to belongings left behind — so confirm the specifics with the sheriff's office handling your warrant.

Rekeying is normally the right answer — the hardware is fine and only the key needs to change. We recommend replacement where the lock is worn, damaged or below the grade the door warrants.

Yes, and it is the sensible way to handle a building that turns over together. Tell us the unit count and we schedule accordingly.

What do you need before an eviction lock change?

The Warrant of Restitution, and attendance on the day it is executed with the sheriff or constable present. We do not change locks to remove a tenant without it.
